Your OR broker sold my real estate agent a home protection plan with optional coverage for devices my newly purchased home did not have. Not long after moving into our home a device failed we thought was covered, only to be told by OR the purchased optional coverage did not cover the failed device. SOOO... read the fine print before purchasing a coverage plan. And I do give credit to OR for making good on the protection plan by sending me a partial reimbursement for the replaced item.

I have used (or attempted to use) this home warranty three times in the last year. I had a toilet that was clogged and I could not clear it. The plumber never showed or called. I eventually called my own guy and for less than the $75 trades fee resolved the problem. STRIKE 1
I then had a hose bib that wouldn’t turn off causing me to have to shut the water off to the whole house. I was told this wasn’t covered. I ended up calling the same plumber and he talked me through the repair at no charge. STRIKE 2
My air handler started dumping water in the floor of the garage instead of draining. I called and the first company was so far away they wouldn’t come out. After a second call they got a local guy to come out. They were here 5 minutes, did next to nothing, told me the coil needed cleaning and that wasn’t covered, collected $75 trades fee and left. I never told them I used to be in HVAC and knew that wasn’t the problem. But I cleaned the coils anyhow (they didn’t even need it) and guess what. The problem still exist.
I’ll save my money that would be spent on this useless warranty and apply it to whatever repairs might be needed in the future. I don’t recommend this company. I have had home warranty’s in the past that we’re worth every penny. This was not.

I called because I needed my AC repaired. They said they didnt have anyone at the time that I would need to use an outside service and that as long as it was under 500 they would refund my money without calling. I called because it was 588 partly because i joined the club that the ac service had. But the cost of the part and labor was 329. They only sent me a check for 254. So no i am not happy. They need to tell people that they are still going to charge them the 75 dollar fee from their refund.

I have had it. Old Republic's sales promised me that my problems would be taken care of. Well, I have had 4 service calls, and 3 of them resulted in torture. Washer broke down, so I called, and the OR rep got me to agree that it was an "all in one" unit, hence not covered, when in fact it was a stacked unit (one piece with dryer on top of washer); I was in a rush, so I got my own new washer and dryer, and later sought reimbursement - OR had many excuses as to why they would not fully reimburse me, even though I had bought basic W/D. Then a sink drain leaked; OR mobilized their tech, who did such a good job that it had to be done again - and I had to pay the service fee again. That same tech looked at the problem of "water trickling into the tub so slowly that it was not possible to take a bath"; his diagnosis: "the pipes are bad in the wall, the Building is responsible for the repair." OR's response: this was never reported as a problem (it was, by my tenant), but for some reason it was never in the OR system - which of course is my fault! Turns out that the Building Manager told me that "in San Diego, it's not unusual for the faucet or valves to get clogged by sediments", i.e., nothing to do with the pipes. OR's response: not covered. Also the AC unit would make cold air for about 1hr, then it would fan room-temp air. OR's tech diagnosed that there must be a leak in the cooling system. But he was too busy to come, had a flat tire, etc. After my complaining, OR allowed me to go "out of network" with my "own" AC tech. I called the Building Manager, got the name of a tech accustomed to the building; he responded quickly and diagnosed that the problem had nothing to do with a leak of refrigerant, but an actuator was malfunctioning. So, after this whole repair took some 3 weeks, I paid my "own" tech right away, and submitted the invoice to OR - who said that yes they would cover the repair but it would take 2-3 weeks for them to issue me a check. Enough! Everything is a battle with OR. Sales promises you the moon, and Service gives you crappy services and argues to no end. Oh - and try to call OR and talk with the same person you talked to the day before - never happens, always someone new, so not only do you wait on hold on the phone, but then you have to explain the whole situation again! I am not renewing! I am fed up with having to spend time and effort, not only managing the repair, but battling with OR! The farce is over! Plan # 27-303-340

I had a flooded basement from clogged sewer line. All this happened on a Sunday. Had to get Plummer asap. The home warranty cover most of it!!

i have never had an issue with Old Republic trade companies but this last time i had my disposal replaced and the quality of the replacement is no where near the badger disposal i had prior too. i am very disappointed.

THIS COMPANY IS EXPENSIVE AND DOES NOT COVER DAMAGES OVER TIME. WE MOVED INTO OUT HOME IN JANUARY AND THE WATER HEATER CAUSED DAMGES TO THE WALL WHICH LATER LED TO BLACK MOLE. THEY SAID THEY WILL NOT COVER THE DAMAGES.
