Lead quality was once good and I was able to grow my business with the leads. Lead quality has been reduced to absolute garbage though, and customer service is incredibly disrepectful and unreasonable as well. Constantly receive obvious bad leads and have to spend a great deal of extra time proving the leads are bad and fighting with customer service over the refund policy. When we purchase a property management lead, the expectation is that the lead is an actual owner of a rental property in our service area and is actually in the market to hire a property manager in the immediate future. APM does not ask those type of qualifying questions to ensure good lead quality. Price per lead has also gone way up. And selling the same garbage leads to multiple companies who all then spam the property owner into running away is a terrible arrangement as well. The owner should be shown a list of managers and select the ones they want to inquire with. I've received leads from people and checked tax records to find they don't even own property in my service area and APM still tries to deny the refund request. They need to seriously consider focusing on providing quality leads, rather than focusing on quantity. Many more managers would pay their high costs if they would only offer a solid product. Huge waste of time and money and very frustrating to deal with.

I thought we had picked the right property management company. They take care of the renter vs the home owner. On departure from this company we found out the manager allowed a dog in our home even though we did not want pets. On top of it the renters did not pick up dog piles and the pee killed our grass. The renters also kept turning the sprinklers off and our landscaper had to continuously ask them to leave it on. Dog pee and lack of water effected the grass. The manager promised to do quarterly walk throughs and when asked admitted that the renter had a service dog. It's been confirmed they had the dog upon move in seen by neighbors and our landscaper. I would not trust this manager in the pet protection or having the owners back. But if you are a renter she will cover for you.

I had great success with AllPropertyManagement.com until they were bought by Buidlium property management software. Then, it went from 3 companies to 5 companies that got the leads, and, some of those companies had multiple people call. So, by the time I responded to the leads, many prospects were enraged that they had been spammed by so many calls and texts.
Conversion rate went from about 20% to almost 3-5%, with the cost doubling or tripling.
It is a shame, because I used to really like this as a lead gen for my company.

Ashley Derrett is our property manager, and I believe she does an outstanding job for our HOA. We are an all-volunteer organization as are most HOAs and therefore are time-limited in providing support to the needs of the membership Ashey has obtained providers and quotes for jobs for the members. She obtained bids for consolidation of our trash service that saved most homeowners an average of $30/quarter. Yes, she takes her direction from the Board of Directors. But day after day she also handles the complaints of the homeowners in a professional manner.
She is always cheerful and works through the most adverse situations with a small on her face. I told her my face was sore from all the backhanded slaps I've received from certain members in my years volunteering on the Association Board of Directors, and have been re-elected many many times, so I must not be all bad.

We have used APM for about 5 years. When we first started it was great, good solid leads, and only 2 or 3 companies involved. As the years went on prices went up dramatically, more and more companies got involved (which is good for you), but the quality of the leads got worse and worse. I will say APM is quick to give us a credit on all of our bad leads. I suggested a couple of years ago to limit the companies in a market to 3 and charge a higher price, and try to somewhat qualify the leads. Nothing was done. I think the thought process was flood the market with as many PM companies as you can, raise the prices, and lower quality of leads.

Over the last few years my conversion rate from All property management have gotten much worse. Forcing people to fill out information and not agreeing to somebody receiving that lead doesn’t seem right. Also your credit policy has gotten worse and we use All property management on a much more limited basis as there are many other providers of leads that seem to be more flexible and have different processes.

This is our second time using this service. Although we have a small market, we were told we would receive several leads a month. Unfortunately, we have yet to see a qualified lead, of the 4 contacts 1 was just shopping, 2 were looking for a rental, and one never returned phone calls, or attempts to contact. Seriously doubt we will be renewing.

This is a valuable service for both property owners and property managers, great for "match-making". As a property management firm, a few suggestions:
1) 2-49 unit HOA/COA/APT is WAY too big a range. We get far to many 5-12 unit HOAs that can not afford our service and yet we are paying for those leads.
2) I'd appreciate more editorial and design capability when it comes to constructing our "page" on APM.
Other than that, we're happy. The team at APM are truly AWESOME. Best and most responsive customer service people I've ever worked with.

Unfortunately for me I was not able to actually contact a single lead no matter how persistent I was. I also received several leads with bad numbers and emails. The cost would be fine if it meant being able to actually communicate with good leads. But I have not received a single good lead so at this point it seems it was a total waste of money. Maybe other markets are better but for my small market it does absolutely nothing.
