Really poor and non existent customer service. Never returned my calls and never replied to me on email. They took my money despite misleading me to start with by saying my booking could not be accommodated. I'm now over £130 out of pocket for something that has been cancelled.

Since the holidays, it's been impossible to unsubscribe from their newsletter despite multiple attempts online and through emails...

At the beginning of May we booked a house with Belvilla, near Trans en Provence for 18 people.
At the beginning of July we paid the rest of the total amount and just a few days later I receive a call from Belvilla in which they told me that there had been problems with the documentation of that house and that we couldn't rent it.
The reasons they gave us were very unclear. But what was clear to us is that it was a mistake that Belvilla hadn't realized until that moment that there was a problem with that house. And what a coincidence, they just realize when we already have it all paid!
There was only 1 month left for our holidays and we were without house and our money in Belvilla. From that moment it was a distressing succession of calls to Belvilla. We sent emails that took more than 1 week to be answered and even some never were.
The staff that answered us by phone was very polite but unresolved. The only thing they told you every time you called, after waiting a long time for them to answer you, was that it was a very complicated time for them and they had a lot of work.
It's obvious, it's high season, but that's not a customer problem.
We didn't like the house they offered us as well as the first one, but on the dates we were in, and being a group of 18 people, we did not have many more options.
Checking on the same Belvilla website, we realized that the second house was cheaper than the first, and we had to claim the difference.
More calls and more emails. Just 5 days before arriving at the house, Belvilla made us the return.
Of course we will not hire anything with Belvilla never more.

Stay clear as they falsely advertise on Bookings.com, said it was whole house but turns out its 3 apartments. Belvilla wont refund deposit so be warned!

Julianadorp is very nice And quiet place. Cyclistic possibilities, beaching, walking, cities visiting,relaxing,air enjoing,duinen exploring.
De Biggenhof Is modern and traditional house. Quiet,clean And tidy, superbly equipped. Owners Are nice persons. I can recommend. I was happy there. Jiri.

Belvilla - before the holiday - had a good communication on how to pay for it all, and helped us through the booking, payment and detail process.
However, when we came to Austria (From Denmark) it all went downhill from there.
1. They came whenever they wanted without any notice, and on top of that, they just walked into the house without knocking or anything - How do I know this? Because we were all home when it happened, suddently two random guys stood in the middle of the house, claiming they where there to fetch two pillows for another Belvilla house.
2. The grass wasn't cut when we showed up, and it only got cut because we notified them about it. While we where there it also only happened once (We where there for two weeks), never before (In my 24 years) have I tried that the grass hasn't been cut once every week... Bad standards for house keeping...
3. While looking around for other things that haven't been fixed we found a dead rat in the grass, only verifying our concerns that nothing has been cleaned or prepared for us to move in.
4. The refrigerator didn't work - it couldn't close so we had to put a chair in front of it.
5. Two curtains were broken so we couldn't close the blinds.
6. We were 14 people living in the house, there were only enough plates for 10 people - they should never have sold it out for more than 10 people then...
7. Later on our holiday, again a new staff member came walking through our driveway, this time without talking to any of us and without any notice, so this time we politely send her away since she didn't answer our questions why she were there.
8. No batteries in any of the TV remotes.
9. The outdoor grill wasn't cleaned (Even tho' it said clearly in their ruleset, that before leaving the house it needs to be cleaned)
10. The weed between the outdoor tiles wasn't cleaned either.
11. One of the outdoor chairs was broken - a screw was missing.
12. The indoor couch was dirty - this means that not only the outdoor wasn't cleaned, the indoor wasn't either.
There are more things missing in our about 30.000 DKK holiday house, so either the price is too high or the service is too low.
On top of this, we (Or atleast I) haven't heard from Belvilla, making me drop this rating on them, in hopes of hearing from them.
I just want them to better their standards for the next buyers, so the next guests gets a good holiday...

I have just returned from a family holiday (10 people, 5 adults and 5 children 6-12) in Zell am see Austria, unfortunately it was booked through Belvilla which has proved to be the worst experience I have ever experienced with a holiday booking.
Had I read the reviews before booking I would not be writing this review as I would not have booked with this company if they were the last rental agents on the planet.
I chose a fifteen person Chalet in Zell am see and the web booking page stated that the cost was 2150 euros, and clearly stated that electric, gas, cleaning were included etc. I booked it and paid my 650 euro deposit straight away. When I received the confirmation and scrolled down the document to my surprise it stated that I had to pay a further 400 euros cash on arrival to the key holders. I challenged this , even got a solicitor involved (litigate under Dutch law non starter the lawyer said), they admitted that their website was misleading and confusing and that it was going to changed next season!!! they offered to cancel the booking and deduct ridiculous charges from my rebate. At this point I could not cancel as there was no where left in the resort that accommodate us all. I also noticed when I paid the final bill another 1500 euros that they had used a conversion rate of 106 euros when the prevailing rate was 112.
AFTER I HAD BOOKED AND PAID I get my final instructions. There is no meet and greet at the chalet, we had to pay our transfer company to divert on route to the next town to pick up the keys and pay the 400 euros cash service charges and a 500 cash damage deposit (which we did no about). Having been travelling all day this was stressful, not least of all because the driver could not find the "office", a map provided with the confirmation would have been so simple. Non of this was mentioned at time of booking
When we finally got to resort, it was 25 mins before we found the Chalet, we found it by getting off the bus armed with a picture of the chalet and searching the area nearest the postcode, again a map would have made it so much easier.
The 20 seater coach could not get up the narrow steep road to the chalet, so we had to cart all of the luggage, trust me it was hard work. None of this is in the brochure or made clear to you, my wife and I are both pensioners, this hill was hard work.
The Chalet was delightful, no complaints there.
I sent the complaints to belvilla immediately on my return, unbelievably I got my deposit back in 48 hours (repaying damage deposits timely is one of the biggest criticisms of this company).
My joy was short lived, deposit returned at the rate of 122 euros to the pound, 106 taking my money 122 returning it, robbing Dutch b*******.
DO NOT USE THIS COMPANY.

We booked a house 9 months in advance. 3 months prior to arrival they unilaterally canceled my order and sent an email. Explain that the house was sold. They tried to reach me by phone only once, and when they did not succeed, they did not call again, even though I contacted them several times and asked to call again.
The alternatives they offered me were at a lower level than the one I ordered - for example, houses with one bath instead of two, houses without bed linen and towels, and houses with 2 bedrooms instead of 3.
I asked them to send more options because at that point the supply of vacant houses was already much smaller and I had to add a considerable amount.
They have not returned to me yet. It has been 4 days since the cancellation was announced.
Very disappointed, I will not book there again.

They took two deposits for one booking, charged me in Euro (so I had to pay currency charges as I have a UK Sterling bank account). I had to chase several times for them to refund one of the deposits, which they did in Sterling (as a worse rate, so I got a smaller refund than the amount paid - plus didn't get my foreign transaction fee).
Then they took the final payment which wasn't supposed to be due until arrival - which isn't for several weeks yet!
