We recently visited The 40’s Collection in West Village (northern Colorado), and were excited to see their new ranch homes. We found the salesman, Masimoto, to be friendly and engaging but unable to answer simple questions about what services the HOA covered in regards to snow removal and landscape maintenance. It seems that management is inflexible regarding disability accommodations, (such as roll-in showers), requested before the build as an upgrade option. Rather preferring to stick to installing their cheap tubs or shower trays and leaving any accommodations to the customer as an after-build additional remodel cost, (doesn’t make sense for the customer). When we looked at a couple finished homes ready for sale, we were shocked at the shoddy workmanship, (gaps in the flooring edges, cheap metal edging around the tile back splash and tile fireplace surround rather than proper edging tiles). Absolutely no flexibility in the design packages, (i.e. - upgrading secondary bathroom counters from Formica to stone). Garbage, we’ll take a pass.

When choosing your floor plan be sure to ask which way your patio will be facing. They don’t care about asking what your most important things are when coming to a home, since mine is natural light and they don’t tell you that the house is mirrored the opposite way from the models. And if one has gas the patio facing s certain way then they will put everyone’s has the same way, you can’t tell them to flip it. I am disappointed in there way of business and not happy with there strategy of layout. Ask about how your house will sit when looking to buy from them. The house I chose has over half of the windows in the entire house being put on the north side making the house now be dark and gloomy when the model homes have the patio on the right side of the house. Waste of light and energy that won’t make the home feel warm and lighted up.

I had the worst customer experience with William Lyon Homes, and I hope this will help you avoid the same:
1) I was insulted numerous times by the sales staff during and after the sales process. After moving into the house, one of the sales staff came onto my property uninvited, used profane language and gestures in front of my two young children.
2) The sales staff neglected to give us material disclosures required by Colorado law. When they realized the error 3 months after closing, they didn't admit their mistake openly and honestly. Instead, they tried to get a 3rd party title company to have me sign them in the hopes I wouldn't notice that the important nature of the disclosures. My real estate agent--a 25-year veteran in the market--said she had NEVER seen this behavior from a builder in her entire career.
3) Despite the fact that I have reached out to various execs to provide feedback, none of them have shown even a single bit of remorse. In fact, since I provided the feedback the level of bullying and harassment has increased.
