This company uses malfeasance and nefarious business practices to try and liquidate your home. I do not say that lightly. They are a predatory loan servicing company. Steps you should take - 1. Do file a BBB complaint and leave a review. 2. Report them to the Attorney General’s Consumer Protection Division in your state which can be done through a simple online form. 3. Leave public feedback detailing what they have done to you in every venue possible for others to see online. 4. Speak to the Media if possible to shed light on Shellpoint’s activities. 5. File a lawsuit and take any other measures you think appropriate. 6. Leave Google and Yelp Reviews. Look up the definition for predatory mortgage servicing for legal reference when speaking to legal resources. They also go by the name New Penn Financial and recently changed their name from New Penn to Newrez. This is what crooked companies do when their misdeeds catch up with them and they lose too much business or face too many lawsuits. One of the first things they did was they failed to pay my contractually agreed homowner’s insurance which had never lapsed before. They did not notify me and my home owner’s insurance company did not get paid. As a result we went uninsured on our home for the first time in the three years we had been there. Beware because they will steal the money from your escrow account and claim they used it to pay for lender placed homeowner’s insurance. When you inquire who the company is they will not tell you. If you try to switch to a private insurer they will not pay them or will hold the funds for extended periods of time. I’ve been paying them with money orders since my loan was placed with them by Home Bridge Financial for Servicing. We are continually harassed with certified notices of intent to accelerate despite being nearly current on our loan. They claim we are five months behind, but I keep extremely good records and only pay by money order. I went to my bank and had copies printed of all the money orders with the company’s name and endorsement on the backs of them as well as a full history of bank statements. They told me this was not adequate documentation of payment. I have called them several times to see if they have updated their records to reflect money I have paid. They have not. They cash your check or money order and then they apply numerous fees to try and set you further behind, such as property inspection fees. For those of you who do not know what this illegal practice is called, the legal definition is manufacturing a default. They increased the monthly cost of my mortgage substantially with various fees in an effort to try to tip us over. They make a massive profit if they are successful in pushing you into foreclosure and selling your home out from under you. Sue them! I would like to look at a class-action lawsuit against them if anyone is interested. My story is common among the reviews I see for the company. I have two small children and am recently widowed. One of my children has special needs. I am 29 years old. If you speak with the company make sure you get names, dates, times, and keep good records. Record conversations. Send all correspondence certified. Don’t trust them to take care of anything. They are only interested in trying to force your real estate holdings and/or your home into a foreclosure sale.
Update: I sent them a money order in the amount of $1000.00 September 18th 2019. They sent it back to me as a returned check. All of my payments are submitted as money orders. They refused to accept payment and further stated that I was five months behind on my loan which is a bold faced lie. I have copies of ALL payments and have filed a complaint with the Attorney General of Texas. I have also filed a BBB complaint and left reviews in multiple places including BBB.org. I plan to sue them. Their intention is to foreclose on our home and sell it at auction. They have no scruples, ethics, or values except intense greed.
