Thinking of buying with Richmond American? DON'T! My wife and I went under contract with Richmond at their Colliers Hill development in Erie, CO in late March, 2019. It was a lot with great views backing up to open space, so we were very excited. The process got off to a rocky start with next to zero communication from Richmond regarding delays in groundbreaking. Then in late September a huge fracking site started going up right across the street from the development. After doing extensive research into the well permit, speaking with the COGCC, the oil and gas company, the developer, and management in Richmond, it's very clear that they knew about this planned site well before we signed our contract and simply didn't disclose it to us. We have an 11 month old daughter and want to back out of our contract and be refunded our earnest money for legitimate health concerns, knowing that Richmond will have no issue reselling the property. They are ONLY interested in profits and will sacrifice the most basic ethical standards to maximize them. I'm not sure about other builders, but don't waste your time and money dealing with Richmond!

We built a home nearly 13 years ago. We have had foundation issues (including a crack that extends from side of the house to the other and happened within only a year of time). Crumbling driveways are not just a problem we encountered but almost every home in the neighborhood did as well. They actively convinced us to not have radon testing done and come to find out the area is over run with radon. They began patchwork on HUNDREDS of spots on our walls and left them unfinished for a year (blue tape and all). They did not put an access panel into our master run and did not put a shower pan under our tile which has led to 2 major leaks and mold damage. The list goes on and on. Buyer beware. Make sure everything they say is signed and you have legal representation if you choose to build with Richmond. The lies and issues we have had run deep within this company.

Do NOT build with them. Yes, they have pretty homes, but once they get your money, beware.
We moved in this past July. It's the end of November and our floors are creeking, our walkout drain doesn't work, the walkout stairs hold water and that's not good with icy weather coming. We recently started questioning why our home was so cold, especially after upgrading insulation. The tech found spots all over my home where there was little to no insulation. Talk about dishonest!!

We purchased our house in 2014, and I had to call Richmond out a dozen times to look at our AC unit. They didn't have line setters properly secured, the zoning control board wasn't hooked up correctly, the unit was making too much noise, the unit was shaking the walls and cabinets, etc.
Fast forward to our 3 year mark and our compressor has failed, along with about 30 other homes in our neighborhood. Every contractor that has looked at it has informed us replacing the compressor will result in another failure; that the design of the system is incorrect for the equipment installed.
Richmond's response is that they do not track data for neighborhoods so they are unaware of a larger issue here, and that unless I can prove a reoccurring issue at my address they are not interested in looking at it. The unit has a 10 year warranty, but the company that installed it says they have lost too much money in our neighborhood they will not be servicing Richmond houses any longer.

Terrible Experience. The house is clearly substandard as to the labor used and materials. We have framing that was left out, dinged wood floors, crooked windows, uneven ceilings. There hasn't been a day that has gone that I'm not extremely frustrated with the experience we had. The reviews that we read were all completely true. We got dropped by their in-house lender the day after we complained about the quality of construction, from what it appears like, to get rid of us. The builder's ethics are definitely questionable and customer service is non-existant. I WOULD NEVER PUT MY FAMILY THROUGH THE PROCESS AGAIN. God help you if you signed their contract and are embarking on the same trail we did.
