Short and sweet, I talked to a guy that only wanted to know what kind of money I was able to fork over to THEM, I was told that for a 100k house I would need $50k because they only work with real numbers...haha. That's 50% for purchase price by the way. My last purchase was $100k, 20% down payment, and 4% for closing costs, for a total of 24%. All these fees will never add up to another 30%. You're suppose to help investors. . This guy was wanting 50%. I get that we would pay a premium for out of area investing, but anyone could just hire whats commonly known as a real estate agent and only pay 6%. Bottom line , they are over priced, and basically not a company I would trust to treat you fair.

What a terrible experience. I mean terrible. Home Union is completely incompetent. From purchasing the home to managing the property, Home Union has made this experience a giant headache. Everything cost WAY more & took WAY longer than they projected. It took them 2 months to rent the place. When the tenants moved out a year later it took Home Union 45 DAYS just to tell me what the rehab cost would be. 45 DAYS of unnecessary vacancy! That's a loss of 10% of my properties annual earnings! My account manager Jeff Metz doesn't respond to emails for weeks at a time. And I just learned that Home Union is currently offloading their clients to other companies because they're getting so many complaints. What an incompetent company. Stay away.

HomeUnion does a great job managing and tracking everything to do with owning a rental and makes the process much easier and less stressful. They are very responsive with any questions or issues that may arise and their snapshot on your investment is easy to understand. If you decide to own a rental this is a very good partner to have.

Recently purchased a multi unit thru them , excellent communication the purchase was delayed due to seller issues but home union was on top of things got a price reduction due to the delay and now I am collecting rent ...I will purchase thru them again ..hopefully soon.

I used to like this company as I purchased my first property through them. The remodeling of the house is finished on time and the house was rented out on the targeted rent quickly. I have been receiving monthly rent for almost 2 years.
Things started to change on my second property with them. When I purchased the property, their sales said "they are quite familiar with the market and the house is in good condition". None of those proved to be true after I purchased the house. Here are some main points:
1. The house remodeling finished on April, yet they did not started market the house until June. They claimed it's their system problem.
2. Apparently they did one more remodeling for "Marketing purpose", for which I didn't receive any notice from them until the place is rented out on August.
3. After two times remodeling total cost 10k+, they rent out the place at much lower than we have expected.
4. Mr Jeff Metz, as my main contact with HomeUnion, who I used to work happily with, only respond to my questions weekly after my original email and several follow-up emails and calls. After I ask for compensation for the rent loss due to the poor performance of the marketing team, one month passed yet still not hearing any solution from him.
As an investor, I am quite disappointed not recommend definitely.

Before I found HomeUnion, I avoided real estate investment for two reasons. First, I didn’t want to buy homes locally, where an economic downturn could wipe out the value of the homes (think southeast Michigan). I wanted to diversify regionally. Second, I wanted to actually own the property, so REITs (which can be well diversified) don’t appeal to me because I wouldn’t own anything but a paper note.
HomeUnion solves this paradigm for me. Through their platform I invest with confidence across the country, AND I own every property in my portfolio. They also provide a huge amount of valuable analytics to help investors find properties to match their goals.
I highly recommend their service to real estate investors.

I started working with HomeUnion in mid 2017. The solutions manager, Ayman, scheduled a call to review the process and begin looking for properties immediately. Within a week of working with HU, they had pre-qualified me for financing and Ayman had created several portfolio options for me to review.
Speaking nearly daily, we placed several bids on properties and after a few weeks, had an offer accepted. The process moving towards a closing was clear and well communicated. At no point during the process was I left with any doubt about the property, financing, rehab or property management.
I will absolutely use HomeUnion for my next property purchase.

DO NOT INVEST WITH THIS COMPANY. They are egotistical jerks and border on scamming their investors. They provide you information and if you have questions regarding their processes/fees they get defensive.
This is my experience, some others may have had better experiences, however as a novice investor this is not the company I will be doing business and suggest others stay away.

In theory, HomeUnion has an interesting model. However, in practice, their service is awful. We had been communicating with HomeUnion regarding Charlotte properties for several weeks, and advised them that we would be coming from out-of-state to look at some of the properties. We expected to meet with a HomeUnion representative and see the properties, as they act as a real estate broker and take a cut of the purchase price.
Unlike a real estate broker (who is more than happy to show properties any day of the week), they had no intention of showing us any properties. One day before our trip, they advised that nobody was available to show the properties or meet us, although we were going to be there for several days. We spoke with the local representative (who was likely the only HomeUnion rep in the entire city), who advised that she would see if someone else could show us the properties. We never heard back from her. The manager in California advised that he would see if someone was available. Despite saying he would contact us at specific times, he never did, and only responded after repeated emails. His response was that it was difficult to find someone because our trip coincided with the five days before the end of the month and five days in the beginning of the month (whatever that was supposed to mean).
We did meet with a local builder who HomeUnion advised that they worked with. When the rep asked how we found out about the builder, we responded HomeUnion. Their response was: "what is that"?
Overall, I have serious doubts that the company can actually manage properties with what appears to be only one representative in the Charlotte area. They consistently pushed new construction, because they would not have to oversee any rehab, and would likely have minimal management responsibilities (aside from collecting rent). With a minimal physical presence in Charlotte, I question their ability to even find tenants and show prospective tenants the properties to rent. If a tenant has to wait a week to see a property, it is more likely that they would simply move on. I plan on moving on myself, and using the services of a local company.

I had never heard of Home Union until my friend recommended them to me as he has 10 properties and is doing very well off the cash flow. After going to their office to meet with their rep, seeing that they were a real and legit company, I took a chance and got 1 property with them.
Keep in mind if you've never done real estate investment there is a lot of information to assimilate and process. Luckily Home Union was very good about getting that information to me and letting me know what I needed to pay, what the upkeep was, and how/why things happen. Has the process been perfect? No there are still some gaps but my Home Union Rep has been really good about working through the gaps with me and communicates clearly and continually.
Overall I would recommend them as they are good on communicating with you, via email or phone, the website is very informational and shows you the step by step process for your property, and they continually try to improve and make the experience better for you as a customer.

They are there supporting you from the moment you browse their extensive website to your first close and beyond. Everyone executes on their role with great pride and the result is a support team that performs well beyond my expectations. I feel like I have a "real estate braintrust" at my fingertips and they are always responsive when it comes to answering a question/concern with a potential investment or one of my existing properties. I first started looking into HomeUnion in 2016, before I had any real estate experience. I logged in to their site and started browsing properties, at which point I found one that I liked and starred it. The same day, one of their representatives called me to discuss my options.
They made it very easy to understand what the process would be like to acquire the asset. Following that, they made it easy to manage the property, giving me a lot of documentation in an easy web dashboard along the way.
They've been very accommodating of my requests, and are working with me to get other properties. The returns have been fairly consistent as soon as I got a renter.
Overall, this is a really good option to invest in real estate with minimal effort.

I own five single family homes with HomeUnion purchased over the past 2 years. My overall experience has been very good with no major surprises. As with any growing company, there have been some growing pains. However, in every way, I have noticed significant strides and improvements in HomeUnion from better communication, a clearer web portal, and improved follow up. I have also found their management practices to be fair and the employees that I have worked with to be respectful and responsive. What negative reviewers and prospective buyers need to keep in mind is that HomeUnion is not simply a local realty company but is leveraging properties across the country as investment portfolios. They use increasingly refined data to focus on specific properties in specific locations to leverage best returns on investment. This is quite different than having a rental property down the street which you self manage. I think that if you are a professional that wants to step into the real estate investment space, have a “hands off” experience where you don’t need to deal with daily calls from tenants but are still able to monitor progress, build equity, and leverage the bank's money to pay off investment properties, HomeUnion is a great vehicle to achieve that. However, if you are someone that wants to fix the leaking pipes, unclog the stopped up toilets, deal with various tenant complaints directly, or be intimately involved in all day-to-day aspects of property management, HomeUnion may not be for you.

My project manager is extremely patient and helpful whenever I came to some questions. Would recommend to potential real estate investors who is like me, who wants to do nothing regarding the investment but gaining profit!

I've had a property with HomeUnion for a little over two years and it's met my expectations. I'm a pretty busy professional and I have kids so I didn't want to spend the time researching different markets outside of where I live. So many of my friends have refused to buy rental properties because they're worried about the hassle. This company has made it pretty painless.
As expected, I've had to deal with tenant turnover and some stuff breaking from time to time, but I'm not getting calls in the middle of the night to fix toilets. In fact, I think I got a phone call when I first bought the place and it was undergoing rehab. Besides that, I've gotten a few emails and that's about it.
My goal is to add another property every year or two and eventually live off of the cash flow. I feel like HomeUnion can help me get there.

Let me start by saying every real estate investment has inherent risks involved. HomeUnion provides a platform and a team of Professionals that help to mitigate the risk when investing in real Estate.
I have one property that has been performing, as predicted.
I have heard skeptics of HomeUnion complain about the some of the purchasing fees involved in working with HomeUnion.
I feel that the fees are appropriate. If you think of the time, and money you would spend to research properties on your own HomeUnion is a bargain!
