For anywhere from $1,000-$50,000 down (they determine what you pay down according to what you say you make in your initial phone call), you get 9 private mentor calls, 30 group coaching calls, and a certain number of e-mail messages. If you run out of calls, you have to pay more. If you run out of e-mails, you have to pay more. For the calls, you have to pay for each minute at 0.01 cent with your cell phone provider. There is no application process AT ALL. If you have the money, they will accept you.
They make it seem like you're getting a deal and talk about how other programs charge you tens of thousands for tuition per course, but when you look at the bigger picture, it's the same thing... other programs charge you $10,000k in tuition upfront (like Renatus for example) but Phil just charges you the same thing only later at $250,000.00 in split profits... So it seems like a great deal but it's actually worse.
There are TONS of costs associated beyond the initial fee you give him: you have to pay for your website ($20/yr), LLC set-up ($150-$300), business address ($25/mo), $197.00 per month ePartner fee, $600/mo to google to get your website to show up on the search engine, $25-$200/mo for MLS access, transportation to and from properties, 0.01cent each minute you talk to a mentor, extra for more coaching calls, extra for more ePartner e-mails, 15%-25% interest on money given to finance deals, out-of-pocket costs for any rehab & deal-closing processes ($600-$30,000, the program does not finance rehabbing/repairs), and the list goes on... don't think that your $7,000 down is the end of it. It's only the beginning!
Don't believe the mentorship hype. They make you think you're getting one-on-one treatment, but the mentors don't really have time for you. There are only 4 available per week in group coaching to handle 100s of students, and they don't reply to your e-mails soon enough to help you make quick decisions. They are all greedy and focused on avarice just like Phil. They encourage you to lie to look more trustworthy and make up reviews from fictional people. They don't research the leads you give and don't check in with you afterwards. They just throw out ideas and suggestions, and are just people you call to get quick ideas from. Instead of mentor, a more fitting title would be "help line or hot line associates." They are basically a group of people on a help hotline, so just like you would call Sprint to troubleshoot an issue is exactly what these "mentors" are. They don't get to know you as an investor, don't study what you need help with beforehand, and forget who you are and everything you say once you hang up. You just call for some quick ideas that only leave you more confused and then hang up. They don't develop a caring and lasting relationship with you like Phil purports to have had with his own mentor.
Everything you are given (courses, videos, materials) is all available for free in his online YouTube channel, books, blogs, websites, etc so you're not getting any information the public doesn't get. It's a lot of fluff. Tons of videos, tons of reading material, a 1000 page manual but the real nitty gritty (knowing how to find out comps, how to calculate rehab costs, ARV, how to negotiate and get financing for deals) he never gets around to. He doesn't tell you what materials are the most important to focus on from the thousands of materials he sends you after you sign up. So you will be lost if you don't know what you are doing.
Overall, I DO NOT recommend this program. It's not a scam but once you consider all the negatives, it comes close enough. And if you add the 50% he takes from your profit plus you use them to fund your deals (which he charges interest on at 15%-25%), that brings him to taking nearly 80% of what you make!!!
Things other one-star reviewers say that I agree with: it's better to lose $7,000 in mistakes instead of giving it to him. They call you repeatedly and leave numerous messages until you pick up after you apply. The people who call you in the application process are experts at making you feel like s.h.i.t if you say no; they get angry, insult you and downplay your hesitations. So, I too was heavily pressured into buying and caved in and paid $7,000 for this program. BEWARE. BEWARE. BEWARE.

Must Read Review Before Sign Up
I am an ex-student of Freedom Mentor, and my experience was not the best!
First, when you get involved, they will ask you how much money you currently have access to. They do this to see how much they can get out of you. For ex: I told them I was a college student with an inherent sum of $11,000 from my late father. So, in turn they responded by saying I would need 7,000(I know I am a dummy) to join the program. If you look at other comments on Freedom Mentor, you will see everyone is paying different prices for the same exact program!!!! I don't know much about having a coaching program; however, that doesn't seem right to me. I wanted to make sure my claims we not invalid, so I did my own research. Pricing people for the same product is not illegal; however, screening people on demographic background, race, gender, income then deciding what to charge is! This is exactly what they do during this so called “interview process”!! The cost plastered around is 3,000 but don’t let them know you have to much money or they might charge you 30,000.
Second, during the very lengthy interview stage they bait you by saying stuff like "spots are running out" or "we need to ensure you are right for the program, because we only let elite in" and lastly my very favorite is “Your initial Investment (my 7,000) will be returned to you at the end of your time with Freedom Mentor” sounds silly right? Well I'll tell you one thing, they don’t return your investment… They use clever word play to make it seem as if you will be returned the money or at least a portion of it. What they are actually saying is “you give me 250,000 dollars and I will give you back your initial investment”. I want to break down the last statement, so you understand. Upon joining the program (AFTER YOU PAID) is when they start to break things down.
1.) Every deal you do you must split 50/50 with them.
2.) If you try to do a deal behind their back, they will “make an example of you” is what I was told. Even if you do not use anything to do with their program to help with your deal, they will still threaten you.
3.) Here my favorite part... After you have already sent the money in, they break down the part of “returning your initial investment” You will only be given your initial investment back if you reach the threshold of earning 500,000… Oh by the way you only get 250,000 of all the money you earned since there is a 50/50 split, but don’t worry in exchange for the 250,00 you give them they will give your 7,000 back… isn’t that nice?
Third, once you buy into the program, they present you with a series of videos. I would guess totaling maybe close to hundreds of hours of video and you are to watch all those, and that is how they teach you how to “work in Real Estate” I don’t want you to mistake me on this, the videos are very informative and can teach you a lot. On top of that they have a messaging system in which you can message them 24/7 and even hop on a coaching call 3 days a week; however, of course in this program the cons are outweighing the pros on this. Cons as follows:
1.) Most of your time spent in the program is not live with a person, it is with videos. On top of that when you finally hop on a coaching call or send a message and get to speak with a live person, the answer for every question is pretty much the same. “Did you check the videos, If you check the videos you will find the answer to that” … Gee thanks…
2.) As I said there is a great messaging system in which you message a coach for assistance! The only problem is they might not respond to you for a couple days. Sometimes they are quick, but it runs on their time, so they will respond when they have the time. I understand they have their own business to run, but when you spend 7,000 dollars on a program just to be put on a back burner, it doesn’t feel the best. On top of that in this business speed Is key; I couldn’t even begin to count how many deals I lost out on because I had no guidance until days later.
3.) Coaching calls/private calls are great! They are a good way to speak live to a person and get questions answered. If of course they do not refer you to the videos/blueprint.
Now let’s talk about the videos they provide. The videos are very informative, and I will stand that, but of course there is an issue that follows. About 50% of the videos are great, the other 50% are so outdated its not even funny. Imagine paying 7,000 to watch videos from literally 10 years ago. I mean soo much has changed it makes the videos literally useless. When you hop on a coaching call every other person will complain about how outdated the videos are and their response will remain the same throughout the entirety of your stay in the program “we will let someone know”
I could probably go on for about another 4 pages about the flaws in the program, but I think you get most it. This program is not looking to help you further your success. Their only concern is money, money, money. Its 7,0000 up front(depending on how much money you have) 50% of all your profit, and 197$ a month (after your 3 month trial), and without naming names the person who is supposed to answer your questions about the program will only respond to your email if you are talking about giving them money. Whether instructed to or not you will only get response from support if you are looking to give them money.
That is the conclusion of my review. I was lucky and was able to learn Real Estate from another who taught me everything!! Not just the basics like Freedom Mentor, and I will make money back and have time to recovery as I am still in college; however, you might not be as fortunate. There are other plans out there who will do more for you for a couple hundred a month so tread lightly with this program, because THEY DO WANT YOU, THEY WANT YOUR MONEY.
P.S The good reviews you see are people I recognize as COACHES IN THE PROGRAM. Not ex-students. Isn’t that interesting. You will also see all reviews are from YEARS ago.

I fell in love with Phil through his Youtube Channel. He does amazing work and gives out so much signal, as he accurately puts it, and I can tell he really cares. I finally joined the mentorship program 7 months ago and am about to close on my second house flip deal. I know that I wouldn't be where I am if it hadn't been to Freedom Mentor training me on creative real estate and helping me through the purchase process. My experiences with this company have been terrific. They weren’t trying to sell me; if anything, they were trying to convince me that I should save up more money before I start investing. I appreciated their honesty because I wanted to pay them money and they wouldn’t take it.

I have been watching Phil’s videos constantly for about 2 months trying to figure out what to do and I never thought in a million years I would have a shot at working with Phil himself. The interview process was more thorough than I expected. For those of you who are curious, about Phil personally, he is the Real McCoy! If you can get in, it’s definitely worth it.

An Honest Real Estate Guru?
I’m a retired contractor named John. I’ve pretty much seen it all. I bought my first investing course back in the 80s from a guy named Carleton Sheets. It was interesting, I learned some new terms, but it didn’t connect all the dots, it was missing several important pieces of the puzzle, so I was never able to close any deals. That experience turned me off to real estate investing courses. I’d see these free seminars come to town and just roll my eyes. I got to the point where I just assumed every real estate “guru” was just a slick talking salesman that made their money selling a pig in a poke.
Recently, after retiring though, I started getting back into the idea of investing and ran across Phil’s videos. He seemed different. I must have watched 50 videos and my attitude toward real estate investing trainers changed because of him. Rather than try to piece together everything on my own, I liked the idea of having someone by my side to walk me through the process from start to finish so I applied.
The interview process was lengthy but that encouraged me because I could tell that they weren’t just after my money; they really drilled me on all kinds of questions. Being a contractor for 30 years, I can smell a rat from a mile away and I never got that vibe from anyone on his team. They were very genuine. I got accepted and joined the program. That was about 6 months ago.
My first deal was tiny, only made about $5,100; but it was my second one that just closed which was really nice. It made a little under $36,000. The seller was terminally ill and actually passed away before we were able to close, so it kind of stretched things out, but the mentors were there to help me get through it. In fact, right before the closing, mentor Brian was able to give me some advice and a technique on how to handle a seller objection and it put an extra $3,500 on my pocket. We put a little bit of work into the house, but not much at all. The real key was in how it was structured using creative financing and how it was sold in such a way that it created a bidding war.
In full disclosure, after that second deal closed, I was asked if I would be willing to write about my experiences with the Program somewhere online. So I Googled and this site came up so that’s why it’s here. I don’t know if it’s in the right place or not but I was happy to write this because Phil and his team and Freedom Mentor are fantastic. They filled in all the cracks, provided all the missing pieces and I’ve made real money from this. And I’m now a believer. There is such thing as an honest real estate guru.v

First class company all the way. I wish they were international because I have a cousin in South Africa that would love to do it. But Phil says that he won’t mentor anyone in a country that he personally hasn’t already done a bunch of deals and knows with complete certainty that his techniques work perfect.
