We have an unusual plot of land very close to the sea so we were very restricted with regards to coastal protection border (kystbeskyttelseslinie). Our initial thought was that we couldn't go with a standard house building company like Eurodan.
But from the initial contact with their sales consultant and through all aspect Eurodan have handled us as an individual case. In order to get planning permission we had to have several drawings made up and we finally got an approval from the local authorities. Great creative work from Eurodan. The sales consultant also went to one of the meetings with the local authorities - not to be expected.
Less than 8 months later we were ready to move in and we have had very good communication with Eurodan all the way. The building process was smooth and the dialogue was open throughout. We were not just treated as a number and this has continued including the 1 year inspection, which is taking place at the moment. Very thorough and genuinely interested in sorting the inevitable minor issues.
Only minus is the way it works with contractors. We ended up spending a lot extra on especially electric work and by only been given one contractor to ask we just had to take their price and there was no room for negotiation. Our bill to the electrician was a big multiply of the original amount set a side and we ended up paying list price for all the extras. With that much extra it would have been good to have at least two contractors we could ask. We had no choice and the electrician (not Eurodan) took full advantage of us not having an alternative.
The above aside we believe the final result is outstanding and we wouldn't hesitate to recommend Eurodan to other people whether they are after a standard solution or a more architectural approach.

- Salesman Michael from Roskilde office is very professional, competent and positive. There was a lot of good will and flexibility to slightly remodel the house project to adjust it to our needs (at additional cost of course). Michael did his sales pitch and other meetings mostly in English which I am very thankful for.
- Eurodan takes care of most of the bureaucratic formalities with authorities, which is very convenient for clients that have little knowledge in construction business.
- The quality of the house is good I believe, at least that is what the building inspector says.
- The construction process is fast and efficient, and I hope also sustainable.
Things that need improvement:
o Electrician (Ros-teknik): the installation looks good quality, but the customer service was careless. The meeting time of 2 hours is not enough to take all decisions, even if you are well prepared. The communication after the meeting was challenging, and we ended up with at least 3 significant errors: we did not get our outside connection for the future solar panels, which was agreed, music system was not added to the contract, even though communicated in writing, and some internet switch is also missing.
o Designa: when going to Designa butik as private clients, you experience great customer service, but when attending a meeting as Eurodan client to choose materials, the service is clumsy. We were forced to decide designs and materials already at the beginning of October (house construction started in January and finished end of May) – very early in the process. By the time we received the design and specification to approve (end of December) we couldn’t remember what we chose 3 months earlier. And in reality the production of the furniture starts circa 2 months before house is finished, so I don’t understand why we were pushed to make decisions 8 months in advance.
On positive side, Designa headquarter office is very professional, polite and flexible to remodel the design almost last minute, when it needs it. In our case, we were buying side-by-side fridge ourselves, and when the house was almost ready, we discovered that internal dimensions of the kitchen were slightly off, and our fridge would not fit. Designa immediately helped us to remodel the kitchen design to fit the fridge.
o Master bedroom’s design is faulty, which slipped my attention when signing the plans. Master bedroom does not fit the box mattress bed with frame, only continental bed. My example: we had a bed of 140x200, but this is the dimension of the mattress only, the frame is additional 25 cm (headboard and footboard). You can only place the bed in master bedroom in one way (on the other wall there is a wardrobe, on 2 others - doors), the room is 307 cm wide, and the door width: 91 cm. When we moved in the bed, we could not open the door. We ended up ordering new customized bed, but I would expect Eurodan’s designers to have more consideration to fit standard double bed in the master bedroom.
o Hardwood floor we ordered was from higher cost group/quality. It was important for us to have the floor hard enough to endure dog or cat. We don’t have pets yet, but already know that the floor easily scratches with moving table or chairs, or flower pots, it will probably not endure pets’ claws. When I asked about steam cleaning of the floor, the producer responded he would not recommend it, as it may cause material separation. In XXI century I would like to have a floor that endures steaming, especially that in previous house we had cheap laminate, which was ok to steam.
o Toilet bowl in one bathroom was installed even though it was delivered broken and this fault was not mentioned during takeover (and invisible to us). We moved in and were told by the plumber we could not use the toilet till it was changed. That was not ok.
o Another toilet froze during winter (January 2017) with the temperature outside of -7 Celsius. We reported it to Eurodan, who didn’t do anything about it yet, but we will report it during 1-year-checkup. I don’t, and will not accept excuses, that it is normal for pipes to freeze during winter.
o Pipes / water pressure – the contractor that was supposed to put new pipes from the land border to the house, decided to skip that task. The water pressure was bad and we could not find the cause. Luckily for us, 6 months after takeover, we had a plumber from the kommune changing pipes at the street, and he told us our pipes were old and full of dirt/calk. Eurodan replaced old pipes, but that was already after we had our driveway done. Subcontractor Jes Pedersen – not recommended.
o Paint - when we took over, the ceiling had cracks in paint. We had it fixed few weeks after, and the cracks appeared again. It turned that the entire house needs to be repainted, due to fault in the paint itself. The paint is itself very gluey; anything put next to the wall or on the windowsills immediately glues to the surface. My yoga ball has already several paint marks on it.
- Cost estimations in Eurodan contract are far from reality. You have to be prepared for much more cost:
o Garden: Eurodan estimate DKK 50K - real cost at least DKK 150K (just grass and tiles)
o Soil surplus removal: Eurodan estimate DKK 40K, reality DKK 90K (doesn’t matter how many geo tests you have). After you remove soil and pay for it, it turns out that when you make garden, there is not enough soil, so you have to pay another fortune to buy and transport soil back. We have had a troublesome discussions with contractor that he should store as much soils as necessary to cover the lot with it after construction is over, and we still ended up with necessity to buy additional soil. We used company called Jes Pedersen that was suggested by our construction manager – not recommended.
o Other costs/tasks not included: attaching the toilet paper holders and towel hangers, attaching the trash bin frame, removing/storing leftover construction materials, attaching loose panels, loads of cleaning etc. For handymen it is not a problem, for those not-so-DYI – it is a big deal and additional cost.
Disclaimer: All above are my opinions based on own experience and observations. With my personal attention to details, low tolerance to negligence and “no-can-do” attitude, I might have had too high expectations.

I am sorry for writing in English but I have not been in Denmark long enough to produce this piece in proper Danish.
Anyway hereby a few words about our "adventure" with Eurodan-huse:
We started our project in 2013 by contacting the Eurodan-huse office in Odense. Our consultant was Bo.
At this stage we considered also some other developers. However we are foreigners and decided to buy a turn the key project.
With Eurodan-huse we could get a final product with, what is also important, payment on the day of receiving the keys to the house.
The message here is that we could most likely build the house a few percent cheaper with a smaller developer but we decided the few percent of difference was like an insurance policy. Somehow Eurodan-huse seemed trustworthy and we also preferred the quality of the show house in Odense.
I think that one of the reasons for our approach was the approach we got from Bo in Odense.
We had several meetings discussing type house projects, available options, adjustments that we required and so on...
Bo is a great psychologist I have to say. In projects like that you need a lot of patience and offer a lot of support to the customer so that the final product could reach the expectations. And Bo did it perfectly!
What I enjoyed in particular was that even our a bit unusual requirements were not rejected. Almost anything was possible. This refers mainly to the walls in the house. We changed almost all of them or at least many. In the end we got a house of functionality that fits our family perfectly.
The same goes for material selection: tiles, bricks, sanitary equipment. We could also use some items not being part of Eurodan-huse portfolio. The brick is the best example. We really wanted to have brown-black brick which was available from the same supplier that Eurodan-huse was using. It was recently released but not yet available at Eurodan-huse. It was no problem to get this brick.
We signed the final contract and the erection of the house begun. I was visiting the site every week. I did not hire any engineer to supervise the construction site as some would advise (I am a VVS engineer myself). If something was not right I could react myself. However things that needed correction during the construction process were very few.
I was a bit afraid about the foundations as the house was erected during winter time which means frost and rain but everything went smoothly.
The construction of the house was supervised by Michael. His approach was very professional and I cannot recall anything I could complain about. It is just the opposite. Great job! But actually all the specialists did great.
The house was ready within more or less six months. That was quicker than expected.
Of course during the final inspections some minor problems occurred but in the scale of the complete project they were minor issues.
We transfered money got our keys and could move in.
After moving in we had to provide tiles around the house and grass in the garden. Since I am bussy at work we hired people to do this. Even though it was not a big challenge and this too could be arranged without majour problems I concluded that talking to one company during building the house saved me a lot of time and stress.
If I had to talk to every specialist separately while building the house I would for sure have save some money but would that be worth it?
I do not think so. Eurodan-huse was the right choice.
After one year we had the final house inspection carried out by Jørgen. I listed all the small things that needed to be fixed. Jørgen did all this in just couple of hours. A broken tile or lose bathtub cover, air bubbles under the wall paer were the typical issues. Jørgen did the job great and in a professional way.
Did we gaet a dream house? I am joking my dream house is probably in Beverlyhills but the one we built with Eurodan-huse we enjoy very very much.
When we got the keys to the house we also got a small gift from Eurodan-huse. This got broken after a week i am afraid but the house is standing and looking fine!
We are happy with what we got.

We moved to Denmark one year ago and we decided to settle down in Odense. Last summer we decided to build a house there. After some research, we met with two companies: HusCompagniet and Eurodan. While both companies were welcoming, Eurodan has gone beyond our expectations in every possible way.
After our initial meeting, Bo Strange Petersen from Eurodan personally followed up with us to make sure that all of our questions were answered. It was clear to us that he really cared about our business and made it a priority. Once we decided to hire Eurodan, Bo worked even harder to accommodate all our wishes (and we had lots of them!). He was always available to meet with us and he gave us expert advice on every detail. What we especially appreciated about Bo and Eurodan was that they were very upfront about the cost of the project – they listed every expense we may expect so that there would be no unpleasant surprises later on. Moreover, Bo has provided lots of advice during the planning of the house and gave us lots of tips, which helped us avoid unnecessary costs.
These would have already made us happy customers but Bo has done even more. He worked with us tirelessly until we found a suitable plot for our house (both in terms of size and location). He even assisted us in finding a good bank to finance the project. Especially this last part was clearly beyond his job description!
We are just now starting the actual building process. We will update this review once the whole project is done. But based on our experience thus far, we don’t expect writing anything but a glowing review in the future as well.
EDIT (Dec 1, 2015):
We wanted to follow-up on our previous review. We moved into our new home in mid-September. We have a few comments about the construction process that may be useful to those considering building a new house (especialy if they are not familiar with the system in Denmark):
* Be ready to work with very tight deadlines. Once the whole construction process started, we were asked to review the site and/or meet with suppliers with 1-2 days notice. This was a bit stressful because we both work full-time (and we are peculiar about our choices and need time to carefully think things through)
* The company would benefit from a better communication between its sales office and the construction supervisers. During the planning phase, we were given the OK for a few things that turned out not to be feasible later on due to building regulations. For example, we wanted to have a built-in spa bathtub covered with tiles and hanging cabinets in the banthrooms. Both were approved at the design stage but rejected by the constructors. Although revising the plans was a bit stressful, we were generally satisfied with the solutions we were provided.
* One thing that would definitely be better is if they changed their bricklayers -- the only aspect of the house that we are not completely satisfied with is the joint work. We even asked the help of a friend who is an external auditor and he confirmed that the quality of the joint work in the bathroom tiles was not good. While Eurodan tried to fix this problem by having the bricklayers come several times to redo certain parts, the overall quality is certainly not as good as the rest of the house.
Despite these hiccups, we should emphasize that we remain happy with our business with Eurodan. We should also emphasize that our external auditor friend who visited the construction site several times told us that this was the construction project with the least technical mistakes he has seen. Combined with the generally friendly athmosphere of the whole team, we are happy to confirm our five-star rating for Eurodan.
