Palmer Holland helped me with my mortgage loan. He explained to me the terms and conditions patiently. Exceptional service, the loan process went very smoothly. I highly recommend to go with Carninal mortgage financial and Palmer.

I don’t even know where to begin. I suppose it started with an internet search and a phone call. I doubted anything would come from the call and I should have trusted my gut. It was an awful experience that caused my hair to thin out drastically from the stress.
I don’t blame the loan officer or his supervisors but Cardinal Financial should fire their entire underwriting staff. They are the slowest I’ve ever heard of and couldn’t get their act together.
From the beginning my husband and I were “conditionally approved” provided we upload all the paperwork they asked for. Soon after, we had the VA home inspection and had to fix quite a few things considering we were in the middle of renovating. After maxing out my small cards in order to pass the inspection we were told we were waiting on underwriting to approve the final bits. Time and again underwriting would ask for more paperwork that I would upload almost immediately and would have to wait a week for them to tell me they needed something else added. They should have told me everything they needed at once rather than add a few things every week for two and a half months.
It took underwriting so long that my credit score dropped due to the mandatory renovations required for approval. This sent our account to the credit committee. We ended up selling our RV for almost nothing to repair that harm to my report and we were excited to find out the credit committee went ahead and approved us and we were told we would be signing our contract within days. That didn’t happen. One of the people handling our account was replaced by a woman (Holly) that NEVER answered her phone... not once... but every once in a while she would email or text with an excuse as to why she could not answer and never returned my calls even though I told her in the emails I would rather talk to a person than text.
After complaining about her, the first coordinator was put back on our case, and it seemed to be back on track. Not so much...
The teams switching caused the underwriters to switch and the new ones thought they caught a late mortgage payment to our current lender. My current lender wrote a letter to Cardinal Financial explaining that we had a surplus in the past from paying too much in taxes so they applied that amount to our payment and it wasn’t late. Underwriting at Cardinal didn’t like how the smaller lender handled their paperwork and decided to deny us after more than two months of working with them... so after a credit drop, a terrible RV sale, and a credit committee approval, we were denied. I’ve never worked so hard on something in my life and I can’t stop crying. They say that I should be able to reapply in December with better chances and they said they are refunding my two home inspections. This is the only reason they are getting more than one star.
I believe Greg, Dawn, and Adam worked extremely hard for us. But seriously their underwriting is the worst! Constantly asking for more ASAP and not getting back to us till after I call daily for a week or so. They are costing good people time and money. I’m sure their sales team has lost more clients due to underwriting’s negligence. There is so much more to write but I am too depressed to continue.

Cardinal Financial Company (Peter Domingo)
Having a pre-fab home usually makes refinancing a bear. Peter Domingo (at Cardinal Financial Company) worked well with me and had a lot of patience for my questions and time restraints - working through issues we had not anticipated. I recommend working with Peter on your home financing needs. He also keeps in touch, following the close of the deal, with helpful news and suggestions.

They play games. My son has been trying to close on house for 4 months. Still had not happened. They want a 2nd appraisal because it was over 90 days old. He keeps having to pay more money to hold Intrest rate. They don't answer the phones and will not return phone calls. The title company is also confused. I've sent 3 emails. No response.

My wife and I were excited to refinance after speaking with Chad Smith. However, he passed us on to Dionne, and then Dionne passed us on to Renee Walter. After seven weeks of trying to work through all of the issues and faxing over 100 documents to them, they still needed more from us. They did not attempt in any way to make this process easy on us; and when we told them that we were completely frustrated with them, they made excuses and tried to turn the blame on us. Horrible experience! Stay away from Cardinal Financial!

I used Cardinal as a suggestion from my realtor, a friend of someone there. Big Mistake! They are very hands-off and seem put out when you call to ask questions. Two hours before close, I get an email(not a call or text) to sign a document (through the portal of course). I go to the portal and it show that the money due to close went up significantly! No call no personal explanation......2 HOURS BEFORE CLOSE!!!!!! So I call and noone calls me back. I WOULD NOT RECOMMEND USING CARDINAL!!!

We just closed on a complicated, non-typical refi loan, and our Loan Originator was the BEST! Her name is Katrina Henry, and she kept our spirits up during the entire proceedings. She's confident, competent, and a genuinely nice person. I give this lady 5 stars for courage in the face of adversity! We couldn't have done it without her.

Fantastic service--Rob our primary lender, and Tony, his colleague, were the ultimate professionals throughout our lending process--as 1st time home-buyers we had lots of questions and took up many hours of their time. Bob made himself available all times of the day and night, explained everything in detail, answered multiple questions several times-sometimes the same ones over and over. Rob was very specific about what was needed, even came by to pick up the paperwork to make it more convenient for us. Was very personable, patient, very honest and transparent. Just very accommodating. Cardinal got us qualified quickly so we could get started on the house hunting. Once house selected, we were processed and closed within 4 weeks. Both Rob and Tony came to the closing, though only one person was required--nice to have them both finish out the process. We don't like paperwork, but they made it flow, quick and easy and painless! Absolutely no complaints -we would recommend them for any of your lender needs. They were awesome--and because of them we are now blessed to be in our first home! Many thanks--use them--you won't be disappointed! Cornell & D.

I applied for refinancing my house in beginning of Apr 2019. I chose Cardinal Financial because the rate was quite good, and the loan officer was professional. However, they kept asking for information slowly and one by one document instead of one time requirement. Thus it took me a lot of time, and they kept extending the locking day.
On May 09, 2019, I did close my loan at an office of the title company. I also wire enought closing amount to the beneficiary at the same day. And it’s very surprised that Cardinal Financial has still sent me many Disclosures of the loan that I closed on May 09. It’s strange they didn’t notice me one of new disclosures. The company made me so confused. It means that the paperwork that I signed on the title company was voided. And I don’t understand why they were voided. No one call or email me to explain about that. This morning, after receiving the new Disclosure, I called and sent email to the title company to ask for my loan, they were surprised too. They asked me give them 1 day to contact to Cardinal Financial to see what happened. I am waiting for their reply. I wished that I didn’t chose them to refinance my house. It’s too confused.

As the saying goes, buyer beware.
I worked with Cardinal FInancial on a limited capacity in 2018 on an existing house refinance.
I was assigned an agent from Cardinal FInancial after their constant solicitations to lower my interest rate.
But more specifically an agent, from Cardinal Financial aka. Sebionic Financial provides erroneous information consistently. Once again this is my opinion based on facts gained by telephone and email conversations with an agent. Information such as interest rates. Information such as costs for services to refinance.
Given the precarious position Cardinal Financial put me in I had no choice but to absorb all ancillary costs which I would not have done so otherwise. Quite the contrary, I would have run from this establishment and more specifically this agent.
I also found this agent to be very unprofessional. She never responds directly to questions specific to the loan directly once the process starts, instead passes it onto a coordinator. This is specific to loan terms and costs aside from shifting paperwork (which I understand would be held by a transaction coordinator)
Please be very careful working with Cardinal Financial, Aka, Sebonic Financial.
Having completed this completed transaction, my mortgage has gone up significantly from what it was originally. I am now considering putting it up on the market as it's made it unaffordable. This is a shame and people as such and organizations as such should be stopped.
Please, please, please be careful.

I, like many others, wish that I'd read reviews about Cardinal Financial before starting the homebuyung process. It's interesting how their scores are either 1 or 5...nothing in between. Oh well!
Here's the bottom line: we were pre-approved for a Cardinal mortgage, put an offer on a house, sold our townhouse, moved in with family, put our furniture in storage, scheduled movers, added the new house to our insurance, and started the process of our kids changing schools. Our file went to underwriting on February 25. And our initial closing date was March 8. That date came and went. The sellers were furious and we didn't have any information as to what was holding up the process in underwriting. Our second closing date was March 15...that date also came and went. By March 18, 21 days after our file went to underwriting, there was still no clear-to-close from Cardinal. On March 19, the loan officer emailed that Cardinal wouldn't be able to approve the loan. The purchase contract was terminated and the house went back on the market. Eanest money, inspection money, appraisal money--all wasted--and we still needed a place to live. As of today, March 24, we haven't received a declination letter stating that our loan application was denied or the reasons why.
My faith has kept me calm throughout this situation, but I wouldn't wish this experience on anyone...proceed with caution.

We purchased our home with Cardinal Financial in March 2016. At the beginning of this year(2018), Cardinal decided to increase our monthly mortgage by $101.94 per month for the next year. Our homeowner's insurance and property taxes have only increased by a total of $338.01 annually. In 2016 our escrow had a surplus and we did not have a deficit in 2017. Our HOI and Property tax increase in January of 2018 should result in a monthly mortgage increase of only $28.17. I have spoken to 2 agents that agree that the increased amount in our monthly mortgage is wrong and doesn't add up. this is very troublesome. I asked for an escrow analysis and their calculations are nothing short of fraud. I will be reporting this to the State of Georgia, The consumer protection agency and 5 on your side news.

SO bad it's impressive HOW BAD. I'm writing this review while I'm on hold (so far for 35 minutes). Cardinal is so impressively bad at everything. 2 days of waiting on hold for 30+ minutes each just to speak with someone who can't help fix a problem Cardinal created. Really an hour just to tell you that CARDINAL SCREWED UP! Said they'd expedite my request, said I'd have a copy of my chat with the agent, said they made a payment...ALL FALSE. They changed payment to my homeowners insurance company, didn't tell me, didn't notify the insurance company, and now I'm the one scrambling to fix it less than a week before it's due. I ALREADY PAID THROUGH ESCROW but Cardinal can't figure out their own system of failures. If you're so bad at managing a simple mortgage, do the world a favor and just sell the company or my mortgage to someone else and close up shop.

No communication, disrespectful loan officer and a lack of basic customer service
As a realtor purchasing my own home this should have been a slam dunk and an easy process - my entire file was sent ready to go. I not only had to email constantly for information but I had to beg for updates. This is a people business not a tech one and Cardinal would do well to add some basic customer service into their loan process

So my husband and I used this company to refinance our condo using the VA loan that they offer. Our representative, who took a big nasty dump in our bathroom btw(RIP), had let us know that in addition to lower monthly payments, the first two months we would not have to make payments. Cool, we filled out the direct deposit forms, so we wouldn't have to worry about late payments, etc. Thought everything was grand, until three months later we received a notice that our first two months had not been paid, and they were going to foreclose our condo. LOL WHAT? The first payment date listed on our contract was the first day our direct deposit was supposed to go through. So (1) Why did they charge us two months before the start payment date on our contract (2) Since we filled out direct deposit forms then the first two months would've/should've been taken out of our bank account anyway. Right? Wrong. Apparently they don't have direct deposit. So we gave our bank info to a women (Who feels comfortable enough to go number 2 in someones house she doesn't even know) to do what with then, wipe her BH? I digress, the excuse they gave for having to pay the first two months despite the start payment date on our contract was this, "You still have to pay the first two months, it's considered a period of time for you to settle into the loan." Settle. into. the. loan. Like its a GD chair. Let me settle into this loan because I'm just not ready to pay for it now, I'd rather it get backed up for months. Then pay it. SEND HELP SOS. We're still in the process of getting this sorted, but in the mean time I felt compelled to share how horrible this company is. Do Not. I repeat, Do Not use this company for anything, especially not if you're a veteran. Granted we should've read reviews and done more research but hindsight is 20/20.

In December 2017, Cardinal promised to recompute the monthly escrow payment for my mortgage, if I submitted a receipt for payment of property taxes. I submitted a receipt in early January and a Cardinal representative acknowledged it, but Cardinal has refused multiple requests to recompute the escrow. Cardinal should recompute the escrow payment and refund the excess accumulation.

April of 2016 I completed a refinance with Cardinal Financial Company, as a part of our agreement, I agreed to pay Cardinal beyond my mortgage also my taxes and insurance. And from my escrow account both would be paid on my behalf by Cardinal. However on 07/21/2016 my homeowners insurance was canceled due to non payment, I found there was a confusion with billing from my insurance and payment from Cardinal, we supposedly got it sorted out, I got a new Insurance policy and thought all was taken care of. 12/02/16 I am notified by Liberty Mutual ( insurance) my policy is going to be canceled again due to non payment, I called Cardinal and they told me they would send a overnight payment, again I thought all was well. The payment was not made until 01/03/2017 resulting in the policy being canceled. Summer of 2017 I received a bill from Cardinal for my normal mortgage plus fees and fines because of "lender placed mortgage insurance" I contact Cardinal they agree to remove the fees if I get a new policy, I do so the new policy is in place Aug 1st and Cardinal made the payment 07/07/2017. Since that date I have continued to get bills from Cardinal with fees and penalties related to the lack of insurance I have spoken to someone at there company multiple times a month to resolve the issue which in there terms was " Under Dispute" with no resolve, until in November/December I noticed they had started reporting my full mortgage payments as partial payments because they did not include the fees and fines associated with the forced placed insurance. My Credit has now dropped from 800+ to 700- because of their untimely payments. I would like my credit restored and the issue resolved.

Great company, Mark Demicoli loan originator at the New York office was terrific. He was always available to answer questions. He followed up, and throughout the entire process, and even checked on how things are going after closing.
Loan processor Rebecca was great as well.
When we could not close on time because of unavailability of every party involved, Cardinal Financial extended rate lock with no extra fee.
Closing cost lower than disclosed, interest rate same as established at pre-approval. Easy to use and safe online portal to view loan status, review and sign docs.
I highly recommend, and would use this company again
