My daughter booked her hen do at Beachcomber House through Brighton Holiday Homes. I came along to help. The house has as many bunk beds as it is possible to cram in. Even when I stayed in Youth Hostels, they were never as cramped as this. She had invited her boss along as one of the hens, with disastrous results. So totally unacceptable.

The, customer service was really excellent, Really helpful, friendly staff who helped me book my property which was best for my needs. Everything in good working condition. My stay was so Relaxed and stress free, Would use again.

Beware anybody booking through Brighton holiday homes for this or next years marathon
Just received a phone call cancelling my holiday I booked 10 months ago and paid in full
Called me at 12pm offered me 2 unsuitable alternative properties and gave me till 5pm to accept one and a lesson on their terms and conditions from their md Neil
Totally unsympathetic to the nightmare situation they have left me in needing accommodation for 6 on marathon weekend with 2 months to go
Still advertising that property on their web site

We are two people who have rent the flat located just in the city center in Brighton, the name of property is "Heart of the Lanes".
Not only don´t recommend the property, we not recommend the agency in general, this is the worst agency in the United Kingdom and Europe.
-The property we stayed in has an incredible location, but only that!
The apartment was completely dirty, (we have photo evidence of it) bathrooms without washing or disinfecting, condoms and papers used in the bedrooms, kitchen with clumps of grease in some drawers and dirty cutlery, the floor was not vacuumed for education and respect for the guest, conclusion, the only clean thing were the bed sheets and towels
They say in the website about the property we have rented, "the property is interior (without street views), so it is very quiet and does not have to withstand the typical noise of the street", this is true,it has no views, but don´t say that just under property there is 2 restaurants, and from the principal bedroom and living room and kitchen you can hear for about 14 hours everyday the incredible noise of industrial extractors from the kitchens of the restaurants, even in some moments you can feel the rumble of the extractors throughout the property, So much so, that one night in the early morning I ended up with my sister in the emergency room of a hospital due to a stress crisis due to noise (we have proof)
The property is poorly insulated, the windows are almost broken so the noises and smells of the kitchens of the restaurants are more than guaranteed and the cold in the winter months even more.
The property has a huge water heater, which works but does not send hot water anywhere on the property because it has no pressure system, so they offer something they do not have. It only has cold water.
In the bathroom you can find an electric shower, from which there are minimal drops of hot water, "it was stressful to take a shower in that bathroom"
On the furniture, this is amazing, there is many furniture and you lack really necessary furniture, it has really disastrous and uncomfortable furniture, it has only charity shop furniture, the mattresses of the beds are of the lowest quality you can imagine, you can feel all the wires that are inside the mattress, this is beautiful and perfect only for homeless.

In order to recover our 250 pounds of deposit for renting that hovel we had to wage a telephone battle and emails with each of the people of this agency who refused to return the money, even after 3 weeks of our check out. (They only teased each call).
One day when I lost my nerves, I sent many emails and called many times, and with a sarcastic smile by telephone, an older woman told me "you have a contract with us and we will return the money when we see that it is time", after 3 weeks of our check out !!
I called many times, send many emails trying to recover my 250 pounds of deposit, but very cynically the older woman told me that she was going to report me to the police so that they would open a criminal history for intimidation, and that they would return my money after 3 days, more earlier no.
All the bad that can be read from this agency is more than true, we could prove it with a fatal experience, they play and do financial business with people's money, they have no professionalism, ethics or values.
To give back the deposits are very strict, and for nothing in the world they return it until almost a month after the check out, it is for the only thing that they are strict and they comply with their rules, because they ignore them or forget them when cleanliness, neatness, comfort and veracity of advertising are involved
I'm going to publish this in each place that I can find for leave to everybody our experience with this agency!
Doubt you always about the excellents reviews about this agency!

I am so pleased to have had the experience of staying at this beautiful French Apartment. We had a great time. It is a beautiful flat which has a family home feel. It is nicely furnished, the kitchen is fully equipped, there is great sea views and the neighbours were kind and friendly.
Brighton Holiday Homes were efficient and provided a great professional services.
I would definitely love to stay there again.

Just came back from a lovely stay at the Pavilion apartment. What an amazing, well maintained property with lots of added hidden touches to make me feel welcome.
We came down as a family getaway and thoroughly enjoyed our vacation and we didn't want to leave as we felt so at home!
One thing that made the experience extra special was the attention to cleaning and how spotless the house felt much better than any air bnb I've stayed at! Also, the furniture and interior had a very modern feel and could fit in all our bits and bobs.

Booked sea lanes 2 for my sisters hen and was disgusted at how dirty and run down the apartment was. It was totally misrepresented, the description stated the apartment was newly refurbished but was far far from it.
When i arrived there were crumbs all over the dining table, floors sticky, pigeon feathers and glass all over one of the bedroom floors, splatters of I don’t know what all over the toilets, a bed with a huge hole in the slats so not fit for anybody to sleep on so one poor guest had to sleep on the floor, showers and sinks covered in mould and dirt, fridge and cupboards filthy and sticky, damp and peeling walls and ceilings, extractor fans clogged with dust, hallway to the flat stinking and had bags of rubbish clogging it, only one tea towel and 2 dishwasher tablets left, one roll of toilet roll in each of the 3 toilets. The list goes on and on.
I tried to call the owners before anyone one arrived but was too late before anyone bothered to turn up and even when they did there wouldn’t of been much they could have done as the place was in such a state of disrepair.
Myself and other guests have contacted and complained about the place but the response we received was useless and we were not listened too at all! We all paid a lot of money to stay in this apartment. We all left feeling upset, dirty and couldn’t wait to get home.
Never book with this company, they do not care about their customers!! I will be taking this matter further. By the look of the reviews this company has managed to get away with this for way too long.

Over the last one and a half years my husband and I have spent more than three months staying in various apartments in the marina, all booked through BHH. The apartments have differed in the design and quality of furniture and fittings, but they have always been clean and fresh when we arrived and were always very suitable for us.
All communications with BHH have been straightforward and extremely prompt. We’ve found the staff to be very helpful, particularly when it comes to last minute bookings and dealing with any issues that arise during our stay (e.g. in one apartment the vacuum cleaner had stopped working effectively and was replaced by BHH the same day).
There are some marina apartments I would recommend more than others, but overall I would certainly recommend BHH as a good service company to use.

Really spacious one bed flat, very clean & stylish & smelled lovely. Gave a realistic impression of buying into the lifestyle, as advertised. Felt like home every time walked in - even initially some feel of my first ever flat in 2005. Bedroom cooler than lounge but additional throw available. Everything worked. Convenient location as it turned out for everything I wanted to do. If anything was 'missing' it would have been mug coasters & oven gloves :) (nearly treated you to some).
Seen some mixed reviews which is unfortunate but I would definitely recommend you & would use them in future. I hope the issues with the other places have now been fully resolved.

I had a great time staying at the Adelaide Crescent property with my family over the weekend. The staff were friendly and helpful throughout the experience, and when we arrived the house was clean and in great condition.
Definitely worth the price, I would use this company again.

My family and I stayed in the beautiful and spacious 'city apartment' right in the center of Brighton. Though it was so close to the city center there were no problems with noise, and the apartment was extremely clean and stylish. It was within walking distance of many shops and attractions and there were some gorgeous views of the Pavilion and the sea. My family and I thoroughly enjoyed our stay at the city apartment and would definitely recommend it to others.

We stayed at Brunswick Square West mid July 2018. This is described as 'an executive apartment' which 'epitomises the best of a Hove lifestyle'. I beg to differ.
As other complainants on this site have found, Brighton Holiday Homes seem to think it is acceptable to show holidaymakers into properties with glaring cleanliness and maintenance issues, then sort out the mess later (except they never really did). The young guy who showed us round couldn't wait to leave and his favourite phrase was 'if there are any problems contact the office'. You bet I did.
1) Living room carpet filthy from one end of the room to the other, I have never seen so many stains on one carpet and frankly as a landlord myself I've thrown better down the tip. I am incredulous that anyone would think this acceptable.
2) Appliances not PAT tested and no RCDs fitted at the consumer unit.
3) Large stain all along the arm of one of the armchairs, and the legs so loose that collapse seemed imminent.
4) En suite cold water tap siezed off but dripping
5) En suite toilet handle fell out as soon as I touched it, retained only by the rods etc within the cistern.
6) Several kitchen unit doors damaged / peeling at tops and bottoms - just generally shabby.
7) Rear bedroom light bulb blown so I went to get a table lamp - bulb also blown, went to get the bedside lamp from the other bedroom - bulb also blown. Is anyone spotting a pattern here?
8) Whilst the place had been hoovered it had obviously not had a proper clean for weeks on end - kitchen surfaces had a greasy film so all had to be cleaned before use, assorted grubby handprints on radiators and other places, bathroom fittings scummy and overflow hole brown with grime. All small jobs but in addition to the carpet they add up to a yukky feeling - it simply seemed that nobody could be bothered.
9) Carbon monoxide alarm dead - reported Sunday repaired Monday (apparently this is not mandatory but unnerving nontheless. How long does it take to press the test button?)
Whilst my discussions with the BHH office were unfailingly polite on both sides my meeting with the their property manager the Saturday was less so. His attempts to belittle the problems and belittle me were simply insulting and his answers regarding PAT testing were totally inaccurate (and I never did get a proper answer from their office on this)
Some of the issues were dealt with on the Monday but the carpet and chair never got cleaned and the the tap remained siezed. Only one of the three reported light bulbs was changed - and there in a nutshell is the problem with the BHH attitude to maintenance.
In terms of a refund I asked for £200, this being the difference between the low and high season rate (I figured low quality = low season). BHH offered £120 as this equates to the cost of the carpet cleaning that never happened - so it seems the other items don't count?
Apparently the landlord and BHH boss Neil regarded this as fair and would not budge. Frankly I doubt the landlord knows anything about this until now. £120 = 15% of the £800 I paid, BHH's commission for the week perhaps?
In 20+ years of staying in holiday cottages / apartments without complaint I've never dealt with a holiday company that charged so much and made so many promises about quality but delivered such disappointment. I give two stars because at least the beds and linen were clean, if only the rest of the place had been the same.
£120 for a spoiler on your holiday. Think about that.

On arrival at the Brighton Beach house I called a representative at Brighton Holiday homes to convey how unhappy we were with the state of the house, and was told that a maintenance person would come round to resolve any problems. The man turned up with a bucket and some cleaning products for 10 minutes which was a token effort to make good, but this in no way made up for our unpleasant stay in this property.
Listed below are some of the problems we experienced:
The triple bunk side support was hanging off and needed re-fixing.
We were short of beds as there was not a bunk bed on the second floor as specified on website.
The built in fridge was not working so three single units took up valuable space in the seating area. One of these fridges also leaked continuously over the weekend and we had to buy kitchen towels and constantly mop up the water.
Cutlery had not been unloaded from dishwasher and as were not familiar with this model, we were unaware that it was in a sliding shelf at the top.
Utensils for cooking were dirty.
The kitchen was quite frankly filthy and unhygienic and there was dust and grease on the handles below the hob and most of the units had the white plastic laminate hanging off.
Not enough refuse sacks were provided for a whole weekend (only 1 bag left) so again we had to buy a whole roll of bags
The bathrooms were dirty, particularly the floors and the toilets seats behind the bowl and there was nowhere to put any items, not even hooks on the backs of the bathroom doors to hang items. This was particularly frustrating given 16 people were sharing 2 bathrooms!
Dirty tissues were found floor of the 3rd floor bedroom.
None of the pictures on the website were representative of the reality which met us as beds were not made up as expected with cushions and bed runners and some beds were not made up at all.
The furniture in the living room was worn and dirty.
There was a helium balloon still floating on the ceiling in the living room, presumably from the previous occupants!
The stair carpet was quite frankly disgusting.
We sent photos of just some of the issues and general dirtiness in the kitchen to Brighton Holiday homes on our return home.
This house had been booked to celebrate a special event and it was a great disappointment to our group that the property was in such a poor state it clearly needed a thorough deep clean by a specialist team if not a total stripout and refurbishment, which could not be resolved by a man with a bucket !!!
The company told us that they felt the house represented good value for money! We certainly do not agree with this statement and would not recommend anyone to book with this company in the future.

Captain Smith's was great for our weekend, group of 8 lads, all having our own bed (one of the sofa bed) but all good. In the South Lanes, meaning we had a pick of top bars, restaurants from morning to night and we were only a few minutes away from all the clubs on the seafront, location was absolutely brill. Everything we need for self-catering all there, towels and bed linen sorted for us too. Highly recommend for a weekend stay. Will deffo be back with all the lads for the next one.

We are a same sex couple with 4 adopted children and love to bring them to Brighton, once or twice a year. We have booked through Brighton Holiday Homes for many years. Catherine in the office is always very kind and supportive and goes out of her way to help us. This Easter 2018 we stayed in Bluebell House, in Kemptown for a week and all had a fabulous time. The house was centrally located and perfect for a large busy family with children of all ages. We very much appreciated the chocolates and flowers left in the kitchen for us. The house was clean, warm and we will be back!!!! Huge thanks Catherine and team. T-B family 🤗

Staff are helpful and friendly. They were quick at replying to emails and call backs etc.
We stayed at Beachcomber House. House was ok..a bit run down- wall paper, paint and carpet could do with updating due to stains and paper either ripped off walls or coming off. Fabric on some of the dining room chairs was ripped off and one was kept out of the way in a cupboard because it looked so bad. House was close to pubs, restaurants, shops and a nice walk to the pier. House was suitable for 12 hens and we had a brilliant time in Brighton.
We would use the company again in the future.

I stayed in a home via Brighton Holiday Homes last year for my sisters hen do. The name of the house we stayed in was called ‘Brighton Beach Boutique 2’ the whole entire experience was ruined just by the accommodation issues we faced. It cost £2500 for a nights stay (split between around 18 people) however that is an awful lot of money - when we didn’t even get full use of the facilities... because Brighton Holiday Homes had double booked the property - we had to vacate early on the Sunday so near on 24 hours after turning up, we was told to leave. Because we advised we was not being picked up until 2pm (and we had in our contract that we had the house until 5pm) they decided to instruct the cleaners in who carelessly threw everyone’s belongings in to one pile in the dirty lounge. Did I mention dirty? Oh wait yes you would think at the very least that the house would be cleaned quite well... however, if you class hair in shower cubicles and rubbish sprawn everyone in the outside areas as clean.. the property was in state of repair and most of all there was no compassion or apology from the company that we had just spent a lot of money with. Although, the most important thing which was the fact we was there for a celebration was a complete disaster and more upset than it needed to be and for that reason alone - I would not want another hen party / celebratory event ruined. We can deal with unclean premises to some extent and broken furnishings but to completely ruin my sisters celebrations which should be to remember for all the right reasons - is not on. Please read all the poor reviews on here, because if we had - we would not have wasted our efforts, time and money in investing our weekend here. Thanks for reading.

I Stayed at the Bluebell House, last week there was 12 of us, 3 adults and 9 children, there was not enough chairs for all, if we were going to eat together. The property was filthy, The kitchen, the side of the cooker hadn't seen water or been cleaned for about 5 years the amount of dried grease down the side, the fork on the floor had been there so long it was stuck on the floor, the knobs on the cooker was missing, all the crockery had to be re washed before it was used, because they was so dirty. The floors had not seen water or a cloth from 2 or 3 residents before, us or the children could not walk bear footed in the property. The living room was even worse, the covers in the chairs were dirty with Staines and all sort, the back door there was no key to let in any air. The whole house needed hovering, there was nothing in the house to clean or hoover. The bathrooms the on suite shower was not working letting properly and the other one the shower was ok but the bath was disgusting. The advertising what is on the internet, it doesn't look nothing like what me and my family had to stay in. I have booked through Brighton homes before and stayed at the Silwood road house and it was the best stay had and if I come back to Brighton I will be going there, cause I will never ever be going back to the Blue bell again. to be honest I don't recommend it at all.

We stayed at RockPool House. The size and location of the house were excellent for our group of fifteen, however be aware there are quite a lot of stairs in the property if this is likely to be an issue for you.
Very central. Lots of restaurants close by, just as well since no-one felt like cooking in this heat!
Great stay and would definitely use Brighton Holiday Homes again.
