I can't recommend this property management company. I used them for a number of years and they deteriorated. Not sure why. I'm thinking that there was an ownership change a year or two back. The problem I had is that a tenant did a lot of damage to my property and left it dirty. The management company would not charge the tenant anything so I had to clean and repair the property at my exense. I suspect the tenants left my property for another property that the management company has so they didn't want to loose them. So I had to pay the price. I decided to part ways with Brickleys and will not recommend them for property owners.

They respond quickly to any work orders or issues we are having. The answer any questions we might have. They care about tennants and have nice rentals. Would recommend them to anyone looking to rent.

Our overall experience renting this property with Brickleys has been a poor one thus far. Please note, not all fault lies with Brickleys, as the homeowner and HOA have played a large role in the headache, but with the postive reviews we'd read prior to renting this property, we feel let down and disappointed by the experience we have had.
-Brickley's initially helped us negotiate a better price for the rental, which was a great start to the relationship.
-The few members of the office staff that we met were very kind and professional, thank you Ryann and Naomi.
-On 2 occasions, we were mistakenly accused of violating HOA policies. In both instances, evidence was immediately provided to shed light on the mistake, yet we were rewarded with a forced notice of entry and home inspection on our door due to "...multiple HOA violations." from Brickleys.
-Aside from the 2 instances above, we also received a notice that we were in violation of our agreement by having our trash and recycling bins on the side of the house, as multiple other neighbors around us do. To avoid conflict, we have grudgingly kept our trash in the garage, which was especially unpleasant in the hot summer.
-The property has a tankless water heater that was very cheaply installed and shakes the entire upstairs, filling the house with what sounds like a car engine when any hot water is used. When a request was submitted to have this addressed, we were told the pads primarily used to prevent this were not installed, and it would be at our cost to do so. We must take partial blame as we did not turn on any hot water before signing the lease, our mistake.
-Because we have not felt any serious repercussions for this next point, other than getting our home inspected by Brickleys, it isn't as big of a deal but quite annoying nonetheless: The notices we have received from Brickleys regarding issues involving HOA violations were not given to us until between 9-12 days after they were posted by the HOA, which is a concern when the HOA requires that these issues be resolved within a 10 day time period before consequences are dealt. Again, we have not had to pay any fees or face any consequences other than the home inspection due to this, but 2 entire business weeks to relay these types of notices does not bode well in most circumstances.
Our lease agreement ends at the end of February 2017, around which time this review will be edited to include any additional information about the final few months here and the move out process. Again, we do not hold Brickleys accountable for all of our poor experiences here, but this was enough to ensure we will be seeking better options in the future.

This company will take a prorated rent in the beginning then tell you they never ever prorate in the end and will try and take you to court. We had to scramble to find other accomadations so now they want to sue us for the last half months rent which was prorated in the beginning. This company is not friendly to DISABLED, VETERANS, or Retirees. DO NOT USE. THey are only out for your money. when they lose the owner they will try and stick it to the leasee for everything. I have been told they are evicting me, Iam terminating my lease early and owe, and none is true. the paper work that they give for termination of lease states your LEASE is terminating then it state they are terminating your month to month. We were never on a month to month!!!. they do not care about anyone but themselves. I have paid early for 2 YEARS and this is how they treat me!!! THey do not care about the tenant only the owner but from the reviews i have found that may not be the case.
Update one: Cass can not answer a simple question like who is her boss. she states there is no one to escalate a problem to that the buck stops with her. she can not or does not know who writes her checks or reviews. She states she is the GM but does not know who she reports to.
SHe has admitted her paperwork is misleading "like to thank you for bringing to my attention the misleading wording used in our letters" She thinks in her own mind that only real estate licensed personnel knows how to write a contract that will stand up to legal scrutiny.

I viewed the property at 5408 Beebe NE both Friday & Saturday (once alone and another time with my fiancé). Monique at Brickley's answered the phone and set me up with the access code. She was very polite and friendly, and acted in a way that made me feel my time was valuable. Great work to Monique and the Brickley's staff! Also, the access system for viewing the property was a convenient option, so thanks for that as well!

We were charged monthly fees that seemed excessive compared to other property management companies. We were also the ones that brought item after item to their attention. Neighbors kept us informed while my spouse was recovering from cancer. This business accused us of being non-receptive! At one point, they finally completed an inspection (30 days after requesting it) and we are still waiting for a copy--45 days AFTER they claim they were there! PLEASE, do yourself a favor and go somewhere, anywhere else. You will thank us later on.

Brickley's has been incredibly kind since I have gotten in the market for a rental home. I viewed 2 of their properties and they answered my questions with a lot of detail and compassion for my situation. I have not been approved for the property I applied for yet but that being said, I am hopeful that I will be calling this new place home! They're definitely the people to do business with as far as rentals are concerned.

Brickkeys is great at renting your home quickly and efficiently. Their rates are fair and you don't have to worry about getting paid. Their maintenance crew is very poor. They make multiple trips (with a fee each time) without resolving the problem quickly or efficiently.

We have been tenants with Brickley's for 8 months. Everything about our experience has been great. They gave us detailed info on the property before we rented, with video tour and photos. The application process was understandably thorough but not complicated. Seeing the property was convenient for us. The staff has been friendly and helpful. Even small repairs are taken care of immediately. The on line process for requesting repairs and paying rent is very convenient. Plus our rental is lovely. We hope to stay for a few more years.

We had a great experience with Brickley's Property Solutions. The woman I spoke to on the phone when I called was incredibly nice and offered me plenty of information about viewing the property we were considering renting and about the lease term. I received an access code for the property shortly after I requested to view it online, and with clear instructions. The property was beautiful--well-maintained, clean, tasteful. It was lovely. I don't have experience renting a property from Brickley's, but from their customer service, I would recommend their company and I wish they had properties available in the Heights!

To add to the below review, Brickleys also has surpassed the 30 day deposit refund, they put the rental zip code on the mail instead of the forwarding address. No attention to detail, then refused to overnight it. I recommend all home owners and tenants stay away from these unprofessionals.
Honest opinion? Hit and miss on maintenance coming over. Filter replacement transaction was wonderful with both employees. A broken space heater, leaky refrigerator water spout, and washing machine was better to either take care of myself or contact the owner directly. One of the several vendors Brickleys called to fix the washing machine told me that communication is lacking. It was over two weeks without a washing machine before someone who admitted to not working on that brand of washing machine came out. At this point, I jump roped Brickleys and called the owner directly. He had a new washing machine ordered within 24 hours. The vendor called me the next week saying he still hadn't heard back from Brickley's regarding his quote to fix the machine because he was waiting on Brickleys to hear back from the owner. Miscommunication??? Yup.
That aside. Online payment is easy, online contract signing and negotiations were smooth. Other than the notification that my contract was ending a month earlier than what my signed contract said. It was corrected, but then I received another email saying my contract was almost up after I had already signed a renewal contract.
I'm not sure they really care about the residents, honestly. The maintenance crew members that I have met have been great. There was a communication where one thought, "I'm in the neighborhood, I'll just swing by," unannounced, "in order to determine an A/C unit/Swamp Cooler system." It just so happens that I was away and my wife and son were home alone. Not cool. Disrespectful. An apology was made by the office staff.
You wanted an "honest" review. These were my experiences with Brickleys over the course of one year. I am not trying to get anyone into trouble, nor hurt anyone's feelings. If you're offended, you may be part of the problem, in my humble opinion.
